Ellavoz Impact Capital Acquires 1642 K Street in Washington DC. to Advance Attainable Housing Initiative

WASHINGTON, D.C. — June 8th  2026 — Ellavoz Impact Capital (EIC) announced today the acquisition of 1642 K Street, NE in Washington, D.C. This residential project will revitalize a stalled construction site and blighted building in Northeast Washington, providing much needed workforce housing in an area of the district that has seen explosive growth in recent years.

The project will consist of 12 new residential units designed to provide modern, price-attainable housing options for working individuals and small families seeking quality housing close to employment centers, public transportation, and neighborhood amenities.

Upon completion, the property will comprise approximately 8,790 square feet of gross building area distributed across a three-story walk-up building with a finished cellar and penthouse level. The development will feature a mix of studio apartments, one-bedroom units, and two-bedroom units, totaling 7,246 square feet of net livable area. The average apartment size will be approximately 800 square feet, reflecting the growing demand for thoughtfully designed urban housing that balances affordability, convenience, and quality.

"Washington, D.C. continues to face significant housing affordability challenges, particularly for working residents who are increasingly priced out of many neighborhoods," said Jeffrey Crum, President of Ellavoz Impact Capital. "The acquisition of 1642 K Street aligns directly with our mission of creating and preserving price-attainable housing while investing in communities where we can assist in removing blight and distress. This project will provide residents with quality housing opportunities while contributing to the continued strength of the surrounding neighborhood."

The development represents the first EIC investment in Washington, D.C. The company is expanding its presence throughout the Eastern region, where the firm is focused on identifying housing opportunities that generate both financial returns and measurable community impact.

Located in Northeast Washington, the property will offer residents access to employment centers, retail corridors, public transportation, educational institutions, and community services. EIC believes that increasing the supply of attainable housing in high-opportunity neighborhoods is critical to fostering economic mobility and long-term community stability.

The acquisition is part of EIC's broader strategy of partnering with socially aligned developers, community organizations, and public-sector stakeholders to address housing shortages in markets experiencing population and employment growth.
